STEP 1: Initial Consultation
The first step in bringing your dream home to life is scheduling an initial consultation with Black Pine Properties. During this meeting, we’ll discuss your project in detail—understanding your vision, preferences, and goals for your custom home. We’ll also talk about your budget to ensure we’re aligned on expectations from the start. This is an opportunity for us to learn more about your ideas and for you to ask any questions about the building process. Together, we’ll determine if we’re the right fit to turn your dream into a reality.
STEP 4: Design and Budgeting
Once the floor plan is finalized, we’ll begin the detailed design phase and start budgeting your home from the ground up—covering everything from the foundation and framing to plumbing, HVAC, and more. At this stage, you’ll also have the opportunity to consult with our in-house interior designer, who will guide you through selecting the finishing touches for your home. Our designer will work closely with you to ensure your selections align with your vision while staying within your budget, delivering a beautiful, cohesive finish. If you prefer to work with an outside designer, we’re happy to accommodate that as well. Our goal is to make sure you’re thrilled with both the design and the final result.
STEP 2: Secure a New Construction Loan
Next, schedule a meeting with your chosen lender to secure pre-approval for a new construction loan. If you don’t have a lender in mind, we can provide you with a list of trusted, preferred lenders who specialize in construction financing. Obtaining pre-approval will help us determine your available budget for purchasing land (if you haven’t selected a lot yet) and for building your custom home. This step is crucial to ensure that your vision is aligned with your financial capabilities and to confirm that your project is feasible within your budget.
STEP 5: Finalizing Details and Budget
Once all selections have been made and we’ve accounted for every item and cost involved in the project, we’ll schedule a final meeting to review everything. During this meeting, we’ll carefully go through the details to ensure nothing has been overlooked and confirm that the final budget aligns with your expectations. This is our chance to make sure everything is in place and that we’re fully prepared to move forward with the construction of your home.
STEP 3: Design Your Floor Plan
With your budget in place, we can now begin designing your custom floor plan. Whether you’re starting from scratch or choosing an existing floor plan and making adjustments, we’ll guide you through the entire design process. Our goal is to ensure the layout aligns with your vision while staying within your budget. We’ll work closely with you to make sure every detail meets your needs and expectations, creating a home that’s both functional and beautiful.
STEP 6: Closing and Construction Begins
After we submit the final plans and budget to the lender and the loan is approved, we’ll move forward with closing. Once that’s complete, we can officially begin construction—this is where the excitement really starts! You’ll get to watch your dream home take shape, step by step, as we bring your vision to life.
